Do you want to invest in real estate but do not have the time?
Let’s invest together! I am looking for passive money partners who want to invest in real estate without any of the work or stress. You bring the money and mortgage qualification, and I bring my expertise, experience, and the most valuable resource, time.
What I will bring to the deal;
- I will find the deal. This is arguably where most of my value comes from. It’s not hard to find an average deal on the MLS that you can invest in, but I am getting access to private deals, pre MLS, and pocket listings. As a real estate agent, I can jump on these deals and purchase them creating instant equity. I am always actively looking at properties and have multiple deals that come ‘across my desk’ that I say no to. I have strict criteria and strict numbers that I need to see in order for me to move forward on an opportunity.
- Manage the renovations. The best way to make money in real estate is by forcing the appreciation through a renovation. The issue for most is being able to hire the right general contract who won’t rip you off, or increase your budget. In my projects, I act as the general contractor, I directly hire the sub contractors which makes sure we stay on budget, stay on the timeline, and most importantly we are getting the lowest cost on everything from material to labor.
- Once the project is finished I will either handle the sale of the asset or personally manage it for the first two years to make sure the investment is stabilized and profitable.
I am doing all of this while of course keeping you well informed with walkthroughs, quarterly budget updates, and yearly project projections.
How would our agreement be structured?
Great question, you will be bringing the initial capital to the deal, and I will be bringing my time and expertise. We will be a 50/50 partner on these investment properties but only when you have all of your initial investment capital returned to you. We will then both have no personal money in the deal and own one of the best investments in the world, real estate.
Here are three investment strategies I purchase:
Short Term Flip: 6-12 month commitment, quick renovation, then sell. Minimum investment 50k
5 year buy and hold: legal 2-unit conversion using the ‘BRRRR’ strategy. Minimum investment 100k
10 Year Multifamily: Value add project, 3-5 years to stabilize. Minimum investment 500k
